This house is situated half way up the mountain west of Dumaguete City in the Barangay of East Balabag, Municipality of Valencia. We are about 10 minutes from the center of Dumaguete City and within 15 minutes of all major hospitals and shopping centers.

Utilities here are cheap. Water is only 150 pesos per month regardless of usage. Electricity is free up to 600 pesos per month. The air is clean. The temperature is about 10 degrees cooler than Dumaguete City, especially at night.
The living room, dining room, and extra bedroom are medium going by USA standards. The master bedroom is much larger with thermal windows and air con although the air con is rarely ever needed There is one large bathroom with shower and a very convenient outside shower preferred by everyone. The main kitchen is outside under its own roof which keeps the house free of smoke and cooking odor. There is also a large detached 2-car garage with huge storage area in the attic above and lots of storage upstairs above the house for all the boxes you could ever pack away.

The front yard features a senorita mango tree just now starting to fruit. The front year is also ideal for a swimming pool.
This house was originally built seven years ago and remodeled completely in 2006. The steel bars used in constructing the columns are 16 gauge and extend out of the column by one meter. This was done so that adding the second story onto the house at a later date would be easy. All one needs to do is lift the roof, pour a slab for the second floor and extend to the current columns. The garage and outside kitchen were newly constructed during the remodeling in 2006. Everything is maintained in top condition---the property needs no repair anywhere.
Lots of public transportation runs back and forth to Dumaguete 14 hours per day only 200 meters away. There is also a large convenient store 100 meters from the front gate.

The Municipality of Valencia is the richest in the Philippines and local services are excellent. The streets are clean and well protected and crime is unheard of. Living here is like living in the country, yet you are only ten minutes from the heart of Dumaguete City. This central location is also within fifteen minutes of almost everything you might wish to visit, including Dumaguete's pier and airport. You'll also find lots of both private and public grade schools in the area. In addition, Dumaguete City is a university capitol of the Philippines with 4-5 major learning institutions including the world-class Silliman University.
